香港人之前買樓租樓都攪到英國人怨聲四起,咁買樓後就要做的裝修呢?當然唔少笑話啦,我亦都好多年未試過俾人指住笑而又反抗唔到😖, 真係多謝唔少KOL同「精靈」香港人👺;
事源應該兩個月前啦,我地於Reading入面約唔同的判頭見面,傾下工程應該點做,幾時做,最重要的係幾錢,點知一見面,已經有兩個判頭問係咪香港人,係的話佢地一係加價,一係唔做 😖
問落,原來佢地都試過香港人的高要求,24小時on call,要有即時反應,效果要好價錢要平進度要快,送呢樣貼那樣;其中一個判頭講得比較傳神,"Hong Kong people know how to enjoy and love to enjoy. You all love to drink champagne, however you will only pay for beer price. During your dinner, you will order champagne and if I tell you the price, you will order beer only. But, you will complain the taste, the bubble, the texture, the aftertaste and the temperature of the beer comparing with champagne. Because of these complaints, you will ask for extra services for compensation which is doesn't make sense. If I didn't tell you the price of champagne when you order, you will go crazy and refuse to pay.😓"
我提過,好多人都分享緊於英國攪裝修點樣去防止被人呃,但我更加希望,點樣唔好令到英國判頭怕左「香港人」三個字。
我首先希望講下英國的裝修業,同香港好唔同,香港好多都係一條龍的承包商,英國唔係無,有服務就自然會貴 (30%+) ,除左貴,仲要等,依家搵一個全包的判頭,最少等3至4個月後佢先開工,我地曾經同一個本地建築師傾過,"If you find a builder who can commence your work from next week, you can image how good he is under this crazy period. You want to renovate your house or you want to renovate your bank account?"
除左時間外,呢D承包商都好有性格,想三家報價?唔報。無車位?唔報。趕工期?唔報。未定設計/用料?唔報。傾減價?唔報。要詳細報價breakdown? 唔報。咁有性格,咁點算呢?如果比較大型的工程,我地一般都會提前同佢地去傾,一齊去發展個工程,每個細節都一齊去傾,拎出誠意同尊重,就算到最後真是因為期或者價錢而合作唔到,都會保持關係。而比較簡單的工程,我地會搵專科的判頭去處理,起碼比較易溝通,工作比較爽手,當然,我地要處理更多的協調工作。
我地搵判頭,除左不同的網友建議外,我地仲會由不同的專業網站/中介公司去搵,透過同判頭對工程的交流,就會清楚判頭的虛實,從而減低工程的風險。
當然,好多人都分享過睇review (大家都知review可以用打手),三家報價,白紙黑字簽好晒先做,但工程當中的細節超多超複雜根本無可能叫判頭詳細寫晒出黎,加上本地判頭的搶手程度,往往令到唔少的本地好判頭卻步,從而一D比較差或者另類的判頭👹出現的機會就更高喇。
仲有KOL教人將人工/材料分開報價,務求自己買料減少成本,但忘記左脫歐令建材緊張,價格飛升貨期亦唔準,仲話叫判頭跟住出去買料,人地材料無得賺之餘仲要蝕埋人工做伴遊,到最後都會於總價反映,最擔心的地方係到最後材料未到,判頭claim人工之外隨時做左第二單工程先,咁又要再排期,得不償失。所以人工/材料分開報價,要考慮材料的數量,供應,貨期同協調性,到左的網友就會知有時訂件電器都會嘔幾次血爆幾次血管🤮先收到件貨。
今次講住咁多先,下次先再講下發生過咩失禮事🤢。
